What is a home measurement or floorplan service?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, an appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like stairs, patios, and pantries. They might sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the home and the general layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service required?

Property taxes

Tax records often reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you have! Unless an appraiser has recently completed a valuation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A floorplan service can ensure that you're paid a fair price for your house. Living space is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of your home as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service completed by an appraiser (after any remodeling that might have affected square footage).

To make sure that your client's property sells at a price that accurately reflects market value, we advise seeking a home measurement of the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic for getting potential buyers interested because they can review the layout and features of the home before and after a walkthrough.
